Are pets allowed?
No, Tsionas Management does not allow pets.
Is renter’s insurance required?
It is recommended but not required.
Can we sublease our apartment for the summer?
We do not allow subleasing.
Do I need a co-signer?
If you are a full-time student, you need to have a Co-Signer to apply for the apartment. Each person on the lease must fill out an application and must have a co-signer.
Where is your leasing office located?
Our leasing office is on the 1st floor of 201 E Delaware Avenue Newark, DE 19711 at the corner of Haines street and Delaware Avenue. We are open 9am-5pm Monday through Friday and our phone number is 302-369-8895.
How long is the lease term?
All the leases are 12 months, and run from June to May.
How do I pay rent?
Rent can be paid online or by check. If you’re a student, click here to pay rent online. If you’re paying rent for 1315 Delaware Avenue, click here to pay rent online. If you’re paying rent for Wawaset Park, click here to pay rent online. If you’re paying rent for a commercial property, click here to pay rent online. Credit cards are subject to a convenience fee of $5 PLUS 5% of the rent amount added by the credit card company. Debit cards are also subject to a $5 convenience fee. Checks can be mailed to 201 E. Delaware Ave Newark DE, 19711 and are not subject to any fees.
When is rent due?
Rent is due on the first of each month.
Can we send separate checks for our rent?
No, as per all of our lease agreements, each apartment must submit one payment each month for rent.
How much is the late fee after the five day grace period?
The late fee is 5% of the total amount of rent.
What are the utilities included in the monthly rent?
Basic cable, internet, water/sewer, and trash are included at all properties, excluding University Commons Townhomes. This location must provide their own utilities except trash removal. Electric service with the City of Newark must be in tenants name and is billed directly from provider.
How much is the security deposit?
The security deposit is equal to one month’s rent.
How much is the application fee?
Application fee is $40.00 per person paid by card, check or cash payable to Tsionas Management Inc.
Do I have to be a student to live here?
Being a student of the University is not a requirement to rent an apartment from Tsionas Management.
